Impact Development Assessment
Impact Development Assessment (IDA) has become a critical tool in the planning process in determining localized and community-wide impacts of major development projects. The assessment can also be used to determine an area's capacity for proposed development. The IDA methodology used by William-Lynn-James can be used to predict the impact that residential, retail, office, and mixed-use projects in a variety of settings will have on a community's growth and stability. For any parcel, area, or alternative development program, William-Lynn-James can predict on-site and off-site impacts on:
- Population
- Housing Demand
- Employment
- School Demand
- Traffic & Parking
- Utility Requirements
- Retail
- Local Government Finance
This analytical tool can be applied by the client in a wide variety of situations to evaluate the economic impacts of enterprise zones on community, office, retail, industrial, residential and commercial developments. This analysis can be used further by the client to evaluate the maximum land use and density of development that can be accommodated by public infrastructure.
